Mobile Home Leveling in Ocklawaha, Florida
Releveling a mobile home in Ocklawaha costs $450 to $800 for a singlewide and $750 to $1,400 for a doublewide, the same as everywhere else in Marion County, with a free level check first and no charge for the drive out. Ocklawaha sits about 25 minutes east of Ocala on the north shore of Lake Weir, and the manufactured housing around the lake is some of the oldest and densest in the county.
What the Lake Weir side looks like from underneath
The east side of Marion County is not the Ocala suburb pattern. Ocklawaha, Weirsdale and the ring of small communities around Lake Weir grew up as lake and retirement housing, and a large share of the stock is manufactured: park homes on leased lots, homes on their own quarter acre off the county roads, and clusters of older singlewides down the sand streets that run toward the water.
Two things follow from that, and both show up on the survey.
The homes are older than the county average. A lot of what we go under here was set in the 1970s and 1980s. Age is not itself a problem, and plenty of those homes are in better shape than something set badly in 2010. What age does mean is that the home has been through more of everything: more storm seasons, more owners, more small repairs done by whoever was around, and more time for a pier that dropped half an inch to keep dropping.
The ground is sand over limestone. Marion County drains fast, which is good news for a crawl space and bad news for a footing pad. A pier does not sink because the soil is wet, it sinks because a small pad concentrates a lot of weight on loose sand and slowly presses into it. Lots that slope toward the lake add a second problem: rainwater that runs along a pier line rather than away from it, taking sand with it.
Common jobs around Ocklawaha
- Releveling on homes that have not had anyone underneath in a decade. The order of symptoms is nearly always the same: a door that stops latching, then a visible dip in one room, then cracks where the wall meets the ceiling.
- Pier and pad repair, heavier out here than closer to town because the deferred stretch is longer. A pad that has spent fifteen years pressing into sand gets rebuilt, not reshimmed. Quoted per pier so you can see exactly what you are paying for.
- Tie-downs and anchors. Florida sits in HUD Wind Zone II inland, and the older homes around Lake Weir are the ones most often short of what the current standard asks for. Insurance is the usual reason people finally call about this.
- Skirting repair, which is the visible half of the same story. Skirting rarely fails on its own; it comes loose because the home it is attached to moved.
The lake-lot conversation worth having early
If your home sits on the slope down toward the water, the relevel is the easy part. The question worth answering at the same visit is where the water goes when it rains hard, because a pier line with a runoff channel beside it will move again on the same schedule it moved the first time. That is a grading and drainage answer, not a jacking answer, and it usually costs less than the second relevel would.
Put a range on your own home with the leveling cost calculator, or read the full tables on the pricing page. We cover Weirsdale, Summerfield and Silver Springs Shores on the same side of the county.
Frequently Asked Questions
How far out is Ocklawaha for you?
About 25 minutes from the Ocala hub, straight out SE Maricamp Road or down CR 25 through Weirsdale. The published prices apply exactly as written, with no travel surcharge for the east side of the county. What being out here changes is scheduling: we group Lake Weir jobs onto the same run when we can, so a level check may be a few days out rather than tomorrow.
My home is in a park on the lake. Does the park have to approve the work?
Usually not for a relevel, because you own the home and the work happens under it. Some parks do want notice before a crew brings jacks and cribbing in, and a few have rules about where a truck can sit. Ask the manager, and tell us what they said when you call, because it affects how we stage the job, not what it costs.
The floor dips in the middle of a doublewide. Is that the marriage line?
Almost always. A doublewide carries a third row of piers down the seam where the two halves meet, and that row takes the most load and gets the least attention. When the middle of the home sags while the outside walls still look fine, the marriage-line piers are the first thing we survey.
Do you handle older homes from the 1970s and 80s?
Yes, and a lot of the Ocklawaha stock is exactly that. Older homes are usually a bigger anchor conversation than a leveling one: the strap and anchor systems on pre-1994 homes were built to a lighter standard than the current wind-zone rules, and decades of sandy soil around an auger anchor does the rest. We survey the piers and the anchors on the same visit and quote them separately, so you can do one now and one later.
